You hear Sellers say, “I wish I could make more money on the house.” Well it starts when you make a good buying decision.

What we have done at Reiland Lake Realty is recognized that you as the buyers are doing a lot of the work anyway. You are driving through neighborhoods, you are looking at tax records, you are looking online for houses as they come on the market, you are calling listing agents asking them about this or that, and many of you don’t want to have an agent. I get that.
So, we decided to get into partnership with our buyer clients. To date we have given back thousands of dollars in shared responsibility money. We call it a “Buyer Cash Bonus” because that is what is the legal term that we can use but really what it is is us sharing the commission with you. So, that is why we say that we become your partner.
You tell one of our agents what you are looking for in a property. We set up an automated email alert for you on the MLS. We give you our tools, which are far more advanced than what you have on your own. You in essence become a real estate agent with our tools searching for your next home.
When you find the properties that you are interested in, you call us, and we get you into the houses, or we will show the houses to you. We have a secret formula to write a clean offer on the property of your choice. After working with so many clients in our high-volume based business model, we know what buyers can get away with and what they can't. When we write the offer using this powerful formula, we can get you a great price and really good terms.
When the offer is accepted we receive half of the listed commission and this commission is paid by the seller NOT the buyer. We then turn around and split our commission with you. The exact amount of money that we give you is based on the amount of time that we spend with you. The fewer houses that we show you, the more money that we give you.
So if you were able like most clients are able to find a house with us showing you three houses or less, we give you back 50% of our commission. Now the Seller has paid that commission to us so you are paying us nothing. The representation is free to you. Okay, the Seller has paid us in most situations 3%, so we are giving you 1.5% of the sales price.

most common questions we get asked.

Q: Are you a real estate agent and a real estate company?
A: Yes, everyone except our receptionist is a licensed agent. We have a retail location in the Charleston Area and cover the entire Lowcountry. I have been in real estate for many years and I am considered an expert by many local and national news sources.
Q: How is this legal?
A: The Real Estate Commission (real sate law) says that we can give a “Cash Bonus” to a principal in the transaction. This is how real estate commission has been reduced in negotiating to make a particular deal work or in the case of a relative agent lowering or eliminating the commission they charge the client. It also covers the scenario of giving the commission they made on the transaction to the client because they are a relative.
Q: Do I need a lot of experience in real estate to be able to share your commission?
A: Excellent question! Absolutely NOT! Our clients range from first time buyers to people who are determined that they will never buy a house using the old system again. We give you all the tools that you need, but we also are there throughout the process.
Q: Do you use the same systems as other agents?
A: We use the same systems, same processes and the same rules as all companies and agents in Charleston.
Q: When will I receive my share of the commission?
A: We can give a credit for Closing Costs or We can also take it off the sales price if you would like.
Q: I am in the process of looking, when should I contact you?
A: It is important that if you plan on sharing our commission, that we speak to you ASAP. If you see a house without us hiring you as a client and vice-versa (new construction or resale), we may not be eligible for the commission from the listing agent.
